One contractor, one programme, one invoice
Most refurbishment problems are coordination problems. We employ our own trades and run the entire job as a single contract, so nothing stalls in the gap between one trade finishing and the next arriving.
Fixed written quotes
Priced after a survey and broken down by stage. The number you sign is the number you pay.
Building Control sign-off
Every structural job is engineer-designed, notified and certificated. You keep the paperwork.
Void-period programmes
Dated schedules built around your tenancy changeovers, not around our diary.
Directly employed trades
Our own joiners, electricians, plumbers and tilers. No chains of unaccountable subbies.

FAQs
Common questions
What areas do you cover?
We cover Greater Manchester and everywhere within roughly 10 miles of the city centre — including Salford, Stockport, Trafford, Bury, Oldham, Rochdale, Bolton and Tameside, plus suburbs such as Chorlton, Didsbury, Prestwich, Sale, Urmston, Heaton Moor and Altrincham.
Do you only work for landlords?
Landlords and portfolio owners are the bulk of our work, but we take on homeowner projects too — particularly structural alterations, chimney breast removals and open plan kitchen conversions.
How do you price work?
We survey the property, then issue a fixed written quote broken down by trade and stage. We do not work from ballpark estimates that drift upwards once the job starts.
Are you insured and certified?
Yes. We carry public liability and contract works insurance, our electricians are Part P registered, gas work is carried out by Gas Safe engineers, and all structural work is designed by a chartered structural engineer and signed off by Building Control.
How quickly can you start?
Typical lead time is two to four weeks for a full refurbishment and one to two weeks for single-room work such as a bathroom. Call us with your target tenancy date and we will tell you honestly whether we can hit it.
