Premium Renovations Limited trading as letrefit.co.uk

Renovation and structural builders for Greater Manchester landlords

Full property refurbishments, kitchen and bathroom renovations, load-bearing wall removal and chimney breast removal — all under one contract, priced up front and finished on a dated programme. Let Us Refit It For You.

Why landlords use us

One contractor, one programme, one invoice

Most refurbishment problems are coordination problems. We employ our own trades and run the entire job as a single contract, so nothing stalls in the gap between one trade finishing and the next arriving.

Fixed written quotes

Priced after a survey and broken down by stage. The number you sign is the number you pay.

Building Control sign-off

Every structural job is engineer-designed, notified and certificated. You keep the paperwork.

Void-period programmes

Dated schedules built around your tenancy changeovers, not around our diary.

Directly employed trades

Our own joiners, electricians, plumbers and tilers. No chains of unaccountable subbies.

How it works

From first call to handover

A refurbishment should be predictable. Here is exactly what happens once you get in touch.

  1. Step 01

    Survey

We visit the property, measure up, check the structure and talk through what actually adds value.

  2. Step 02

    Fixed quote

A written, itemised price with a dated programme. Engineer's fees and Building Control included.

  3. Step 03

    Build

Our trades work in sequence with weekly updates and photographs. Site kept clean and secure.

  4. Step 04

    Handover

Snagging, final clean, all certificates and warranties issued, ready to photograph and market.

Areas we cover

Working across Greater Manchester and 10 miles around

From city centre apartment turnarounds to stone terraces in Oldham and family semis in Timperley — we know the housing stock, the councils and what lets in each area.

FAQs

Common questions

What areas do you cover?

We cover Greater Manchester and everywhere within roughly 10 miles of the city centre — including Salford, Stockport, Trafford, Bury, Oldham, Rochdale, Bolton and Tameside, plus suburbs such as Chorlton, Didsbury, Prestwich, Sale, Urmston, Heaton Moor and Altrincham.

Do you only work for landlords?

Landlords and portfolio owners are the bulk of our work, but we take on homeowner projects too — particularly structural alterations, chimney breast removals and open plan kitchen conversions.

How do you price work?

We survey the property, then issue a fixed written quote broken down by trade and stage. We do not work from ballpark estimates that drift upwards once the job starts.

Are you insured and certified?

Yes. We carry public liability and contract works insurance, our electricians are Part P registered, gas work is carried out by Gas Safe engineers, and all structural work is designed by a chartered structural engineer and signed off by Building Control.

How quickly can you start?

Typical lead time is two to four weeks for a full refurbishment and one to two weeks for single-room work such as a bathroom. Call us with your target tenancy date and we will tell you honestly whether we can hit it.
