Most of our work comes from landlords, portfolio owners and managing agents across Greater Manchester. Some are buying at auction and need a property brought from unmortgageable to lettable. Others have held stock for fifteen years and have reached the point where patching between tenancies no longer works.

Either way, the commercial question is the same: what should you spend, where, and what will it return? We answer that before quoting. If a £14,000 kitchen will not move the achievable rent in that postcode, we will say so and suggest where the money should go instead — usually a second bathroom, a knock-through, or fixing the fabric properly.

Refurbishment carries a paper trail. We coordinate the EICR, install interlinked smoke and heat alarms, upgrade extraction to meet current ventilation requirements, notify Building Control for structural work and new bathrooms, and issue Gas Safe documentation for heating works. You get the certificates at handover, in one pack.

Landlord questions

Do you offer portfolio pricing?

Yes. Where a landlord has several properties to refurbish in a year, we hold a consistent specification and rate card across the portfolio and sequence the works so voids do not overlap.

Can you work to a letting agent's schedule?

We do a lot of work introduced by letting agents and managing agents. We work to the agent's changeover dates and report progress directly to them if that is easier for you.

Will the work meet HMO licensing standards?

We build to the relevant council's HMO standard — fire doors, interlinked alarms, fire-rated ceilings, adequate bathroom provision and ventilation. Requirements vary between Manchester, Salford and Stockport, so we check the local schedule rather than assuming.

What certification do I get at handover?

EICR and electrical installation certificates, Gas Safe documentation for any heating work, Building Control completion certificates for structural work, and product warranties for kitchens, boilers and sanitaryware.
