Let Refit — Let Us Refit It For You

The name is deliberate. "Let" as in property to let, and "refit" as in what we actually do — strip a tired property back and put it together again properly. Most of our clients are landlords and portfolio owners, and most of our work happens in the window between one tenancy ending and the next beginning.

How we work

We employ our own trades rather than assembling a chain of subcontractors for each job. That is the single biggest reason our programmes hold: when the plasterer finishes on Thursday, the joiner is already booked for Friday, and nobody is waiting three weeks for a gap in someone else's diary.

Every project is priced from a survey, not a phone call. You get an itemised written quote, a dated programme, weekly progress updates with photographs, and a full certification pack at handover.

Standards and certification

Electrical work is carried out and certified by Part P registered electricians. Gas and heating work is completed by Gas Safe registered engineers. All structural work — load-bearing wall removal, chimney breast removal, new openings — is designed by a chartered structural engineer, notified to Building Control and certificated on completion. We carry public liability and contract works insurance on every project.

Where we work

We cover Greater Manchester and everywhere within roughly ten miles of the city centre. In practice that means all ten boroughs — Manchester, Salford, Trafford, Stockport, Tameside, Oldham, Rochdale, Bury, Bolton and the eastern edge of Wigan — plus every suburb in between.
