What a full landlord refurbishment includes
Most of the properties we take on for landlords arrive in one of two states: a tired let that has been patched between tenancies for a decade, or a recently purchased property that needs everything doing before it can be marketed. Either way the answer is the same — strip it back, fix the fabric, then fit it out.
We run the whole thing as a single contract. That means one point of contact, one programme, one final invoice, and no gaps between trades where a job stalls for a fortnight because the plasterer is waiting on the electrician.

Refurbishment that pays for itself
The refurbishment decisions that increase rent are not always the expensive ones. A second bathroom in a four or five bed house usually returns more than a designer kitchen. A knock-through that turns a poky rear kitchen into an open plan kitchen-diner will move a property up a rental bracket for a fraction of the cost of an extension.

Specification built for tenants, not showrooms
Rental properties get used harder than owner-occupied homes. We specify accordingly: rigid kitchen carcasses rather than flat-pack, porcelain tiling instead of ceramic in wet areas, solid-core internal doors, scrubbable paint finishes and taps and mixers from ranges where spares are still available in five years.
That approach costs marginally more on day one and considerably less across three tenancies. It also means a mid-tenancy repair is a part swap rather than a full replacement.
Compliance and paperwork
Landlord refurbishments carry a compliance trail. We coordinate the EICR and issue electrical certification, install interlinked smoke and heat alarms, fit extraction that meets Part F, notify Building Control where structural work or new bathrooms require it, and hand over Gas Safe documentation for any heating work.
Where a property is being brought up to HMO standard, we work to the relevant council's licensing schedule — the requirements differ between Manchester, Salford and Stockport, and we check the local standard rather than assuming.

A cosmetic refresh on a two-bed terrace typically starts around £12,000. A full refurbishment including rewire, new boiler, kitchen, bathroom and decoration on a three-bed usually falls between £35,000 and £55,000 depending on the condition of the property and the specification chosen. We quote fixed prices after a survey rather than working to estimates.
How long will my property be out of action?
A kitchen and bathroom refresh with decoration is normally three to four weeks. A full refurbishment including structural work runs six to eight weeks. We give you a dated programme before we start so you can plan marketing and tenancy dates around it.
Do you work on multiple properties for the same landlord?
Yes. A large part of our work is portfolio landlords running several refurbishments a year. We can sequence properties so your voids do not overlap, and we hold specification and pricing consistent across the portfolio.
Can you work while a tenant is still in the property?
For single-room works such as a bathroom replacement, often yes. For a full refurbishment we strongly recommend an empty property — it is faster, cheaper and avoids disputes.
Do you handle HMO conversions and licensing standards?
We carry out the physical works to HMO standard, including fire doors, interlinked alarm systems, fire-rated ceilings and additional bathrooms. Licensing applications remain with the landlord but we provide the documentation the council will ask for.
