What each void package includes
Every tier starts with a condition report and ends with a handover pack. The difference is how much transformation the property needs before it can be re-let.

How it works
From empty to lettable in four steps
- 1
Inspect
We visit the property, photograph the condition and agree the scope. The tier can be upgraded before work starts if we find additional issues.
- 2
Quote
You receive a fixed written price with a dated programme. No day rates, no open-ended estimates.
- 3
Work
Our own trades carry out the agreed scope. We coordinate any compliance work and keep you or your agent updated.
- 4
Handover
Final clean, handover photos and a pack with any certificates. The property is ready to market.
Optional compliance add-on
Add the compliance bundle to any void package and we will coordinate the certifications in one visit.
from £395
- Gas Safety certificate
- EICR (electrical condition report)
- EPC assessment
- Smoke and heat alarm check
FAQs
Void turnaround questions
How quickly can you turn around a void property?
A Refresh package takes 3–5 days, a Standard turnaround 7–10 days, and a Full Refit 4–6 weeks. We give you a fixed completion date before work starts so you can plan marketing and viewings.
Do you work directly with letting agents?
Yes. We work with letting and managing agents across Greater Manchester, report progress directly to them, and hand over photos and paperwork that fit their check-out and check-in process.
Can I add the compliance bundle to any tier?
Yes. The compliance add-on can be added to Refresh, Standard or Full Refit packages. It coordinates gas safety, EICR, EPC and alarm checks into one visit.
What happens if the property needs more than the tier includes?
We survey before confirming the price. If we find additional work — damp, structural issues, or a failed boiler — we tell you before we start and give you a fixed price for the extra scope.
Do you cover properties outside Greater Manchester?
We cover Greater Manchester and roughly 10 miles around it. If your property is just outside that radius, get in touch — we often take on nearby work for portfolio landlords.
